How to apply for a rental property

Step 1 Viewing the property and downloading the application form

Have you viewed the property? It is LJ Hooker Rockingham's strong recommendation that prospective tenants view a rental property before signing a lease with LJ Hooker Rockingham.
Pre-approval: LJ Hooker Rockingham offer pre-approval for interested prospective tenants who pass all relevant checks prior to a viewing.
Not all our rental properties allow pets. Pets are NOT PERMITTED INSIDE rental properties. All dogs and cats must be registered with the council. A pet bond of $260.00 must be paid prior to the tenancy start.
If you have a cat we understand that they need to be inside due to legislation before 9pm. If you have a dog that you wish to come inside the property at any stage you need to advise on your application

Most Strata complexes do not allow pets, all strata complexes have by-laws that must be observed at all times. 


Step 2 Submitting an application

We are trying to reduce our environmental footprint and with this comes minimisation of paper use. Therefore, email submissions are preferred.

Applications may be submitted between 8:30AM - 4:30PM, Monday -­ Friday at our Rockingham Office – 14/10 Livingstone Road, Rockingham.

At the viewing:
Should an application be submitted at a viewing,  ALL required documentation MUST be included.

Please note that we do not accept applications left under the office door. Should the application be missing supporting documents and handed in incomplete or filled in incorrectly, the application will not be accepted. Applications must be completed FULLY prior to processing. 

ALL PERSONS OVER THE AGE OF 18 WHO WILL BE LIVING AT THE PROPERTY MUST BE ON THE APPLICATION, WHETHER LEASE HOLDER OR OCCUPANT ONLY.  Should you be applying with your 18+ year old child as an occupant only, all of their information will still be required on the application.

Please be advised that when submitting an application we ask for a $2 fee for photocopying of required information, these funds are donated to charity.

Step 3 Application processing

Please allow two to three business days for our leasing agent to process your application and check your references. Please ensure you advise your references that we will be calling, so there are no delays.
You will receive text messages regarding the progress of your application along the way.

Step 4 If you are approved to lease the property

If you are the successful applicant, you will receive a call from our leasing agent to confirm your lease information (dates etc.) and what will happen next. You will then receive a call from your property manager to book a sign up time. You will also receive a link to sign your lease online via Docusign.

Step 5 The leasing video

Please watch the leasing video below (also sent to you in the confirmation email from our leasing agent). The purpose of this video is to ensure that tenants fully understand their lease agreement. We have created this video for you to watch in the comfort of your own home in your own time to ensure a less lengthy process for your sign up appointment in our office.

Step 6 It’s time to pay your bond and rent in advance.

The payment of funds (bond, 2 weeks rent in advance and pet bond if applicable) must be made minimum 5 full working business days (taking AEST times and public holidays into account), prior to the tenancy start date, to allow adequate time for the funds to clear into our account, for when we hand over the keys to your new property.
If the funds are not available in our account on the day tenancy start, handover of keys will be refused.

The payment options are as follows:
Credit card - via DEFT website and phone service
Go to to make a payment online quickly and easily.
You can register with DEFT to:
  • Make a payment now
  • Schedule future dated or recurring payments
  • View payment history and print receipts.
  • Make one-off payments by credit card without registering.
If you do not have access to the internet and would prefer to make a payment using the DEFT phone service, please call 1300 30 10 90 and follow the prompts.

BPAY - via your financial institution
Payments from your cheque or savings account can be made via BPAY. BPAY payments are made through your financial institution's phone or internet banking service. The biller code for your BPAY payment is 4481 and your reference number is your DEFT Reference Number (sent to you from our leasing agent).

Not enough time for a transfer?
Should your tenancy start within less than 5 business days, an Australian Money Order or bank cheque must be obtained and brought to our office before collection of your keys.
To obtain an Australian Money Order, attend any Australian Post Office and have an Australian Money Order made out for the amount of your bond and rent in advance to LJ Hooker Rockingham.
To obtain a bank cheque, attend your bank and have a bank cheque made out for the amount of your bond and rent in advance to LJ Hooker Rockingham.
Due to security reasons, our office does not accept cash payments.

Step 7 Your sign up appointment

Your sign up appointment will be held via phone call with your property manager. You will be speaking with your property manager to discuss your lease agreement as well as things you need to know about our process, communication with your property manager and relevant legislation you need to know.

Step 8 Key collection

If the funds are not available in our account on the day tenancy start, handover of keys will be refused.
Keys are to be collected from our office at 14/10 Livingstone Road, Rockingham. ID will be required.
